Good New For Beach Front Parking ?

With the new hotel about to open...and new food and beverage  business's considering coming to Imperial Beach;parking and traffic issues continue to raise their ugly heads. We all know that grid lock and congestion is coming. The real question is when? The new zoning changes that were recently expedited by County Supervisor Cox (who was recently appointed to the Coastal Commission), will change not only the face of I.B...but the congestion and density as well. Will the Council Rubber Stamp these major zoning changes that will allow Imperial Beach to look more like east village than Imperial Beach?

 With the flood gates being thrown open to the developers, I continue to wonder how the parking and traffic issues will be handled if all these new ventures and joint use 3 story buildings go up?

I was looking  on the Port of San Diego website regarding a recent story on Why You Should Care About The Port's Master Plan http://imperialbeach.patch.com/groups/politics-and-elections/p/heres-why-the-port-of-san-diegos-new-...

 and looked a little closer at the agreements that were made to involve the Port in Imperial Beach's beachfront in the first place. The Master Plan is available on line via Port Of San Diego website.  It is very clear; that if these improvements bring additional traffic and parking.....the burden is on the Port of San Diego to provide additional parking! Is Dunes Park Parking adequate? What about spaces taken away at Pier Plaza and so called public lots being used by contractors for storage?

If you build it....they will come....but if you only have so much parking and you choke off the streets as has been methodically been done over the last few years...what then?

I propose that if all these tourists are going to come to the beach that the city should request that the Port Of San Diego live up to their agreement and "pony up" a low cost or free parking structure near the new hotel. If you want to mix in some retail or residential...AND I KNOW YOU WILL.....just make sure I can park down at the beach please!


9. AUTOMOBILE PARKING FACILITIES:

 The District and City of Imperial Beach will perform a cooperative
peak parking demand and supply monitoring study
for five years following the completion of Pier Plaza
redevelopment, and will annually meet to confer
with the California Coastal Commission to review its
findings and recommendations.
In the event that additional parking demand from
projects implemented as a result of the Port Master
Plan is identified by the monitoring program, the Port
will provide appropriate mitigation for it
