Is It A Good Time To Buy Rental Property?

Frequently I am asked if it is a good time to invest in Real Estate. My answer is always ”It Depends.” Buying Real Estate as an investment usually means rental properties so let’s focus on that here.

Let’s say you have $75,000 sitting around and not earning much in the stock market or CD accounts. Putting that as a down payment on a 3 bedroom 2 bath home that rents for $1,800 might just make sense. At today’s low interest rates most rental homes or units are generating positive cash flows today even after factoring in maintenance and vacancy allowances.

If you are seeking a quick return in appreciation, you may want to think twice as the speculation of gain is not in the foreseeable future, at least 5 years.
