For years there have been three very important words in the real estate world. Yep you guessed it Location, Location, Location.
Well things have changed a bit again and now something else is more important than ever: Appraisal, Appraisal and Appraisal. It seems that the appraisal demons are after the market again so before you buy or sell a home, do your homework and review comparable sales in the area that are no more than six months old. There is nothing worse than coming to a mutual agreement between the buyer and seller on the price then have an out of area appraiser compare properties that are not even remotely the same.
By doing your homework, or better yet your agent doing their homework, you or they will be prepared to comment on the comparables that the appraiser will use. Items like location and condition of the comparables can make or break your transaction.
